233 Bellevue Avenue is a 32,000-square-foot single-tenant heavy industrial facility in Santa Rosa, developed in the late 1990s by Matt Cappiello. The building was delivered for Tire Distribution Systems (TDS), whose subsequent acquisition by Bridgestone brought the global tire manufacturer to the property.

The property was owned and managed within the platform continuously from development until its sale in 2024 — more than twenty-five years of single-tenant occupancy and in-house management.
