CRC acquired, entitled, and developed 528 Thomas L. Berkley Way — a ground-up luxury residential community in Uptown Oakland, steps from the Fox Theater and the 19th Street BART station. CRC carried the project through every phase: land acquisition, entitlement, design, construction management, and disposition.

Originally conceived and legally mapped as for-sale condominiums, the project met a strengthening rental market during construction — and CRC pivoted, leasing the community to stabilization and selling the building as a leased investment in a tax-advantaged disposition. The condominium map conveyed with the sale, preserving unit-sale optionality for the buyer. The flexibility to re-underwrite mid-project and execute the stronger exit — rather than the planned one — reflects the discipline CRC brings to every asset.
