Entitlement & Subdivision - Downtown, Lakeside, & Fruitvale, Oakland | 219 Units
Entitlement is where CRC creates value before a shovel touches the ground. Across four Oakland sites — 1414 Martin Luther King Jr. Way, 623 15th Street, and 250 17th Street in the downtown core, and 2610 International Blvd in Fruitvale — CRC has navigated site assembly, subdivision, architectural design, and the City of Oakland approval process to position land for new multifamily housing.
At 2610 International, acquired in 2018 as part of CRC's Fruitvale Gateway assemblage, CRC subdivided the parcel from the adjoining office property and initiated design for multifamily development; the site was subsequently placed under contract with a nonprofit affordable housing developer, which advanced the project through approvals — securing entitlements for 100 affordable homes on the block CRC continues to manage.
