2301 Kerner Blvd is a 19,000-square-foot multi-tenant light industrial building in East San Rafael's Kerner Boulevard corridor — the city's core industrial district, where supply is fixed and vacancy has stayed structurally tight for decades. The building's units each pair office space with warehouse — the flexible configuration that keeps light industrial product in perpetual demand from contractors, trades, and small businesses. Matt Cappiello developed the property in the late 1990s and held it for more than a quarter century.

Through that entire hold, the property was asset- and property-managed within the platform — leasing, tenant relations, and capital upkeep handled in-house from development through the 2025 disposition. Kerner Blvd is what the long view looks like in practice: built, operated for twenty-five years, and sold on ownership's own timing.
