San Pablo Heights — Distressed Acquisition | 22 Condominiums | Re-Permitted & Sold Out

San Pablo Heights was a stalled condominium project when CRC acquired it — a community left partially sold in the wake of the Great Financial Crisis, with its original DRE approvals no longer serviceable. Projects in this condition rarely trade cleanly: title, HOA governance, construction status, and regulatory standing all have to be untangled before a single additional unit can sell.

CRC acquired the project and re-permitted the community through the California Department of Real Estate — restoring a clear path to sale. CRC then marketed and sold out the remaining residences unit by unit, completing the community and returning a distressed asset to full ownership.
